What does flood zone AE mean?
Zone AE is a high-risk designation: the property is inside the 1% annual chance (100-year) floodplain, and the map publishes a base flood elevation (BFE) for it — the height floodwater is expected to reach in the design flood.
Is flood insurance required in zone AE?
Yes — with a federally backed mortgage, flood insurance is mandatory in zone AE. Lenders check this at closing through a flood determination, so it is not a requirement you can quietly skip; budget for it as part of the carrying cost.
What does it cost?
The premium turns on one comparison: your lowest floor versus the BFE. A house with its lowest floor above the BFE can be surprisingly affordable to insure; one below it can run into thousands a year. An elevation certificate is what documents this — if you are buying in AE, ask whether the seller has one before you negotiate, because it can swing the quote dramatically in either direction.
Building and renovating in zone AE
New construction and substantial improvements in AE must have the lowest floor at or above the BFE plus the local freeboard requirement (South Florida jurisdictions commonly add a foot or more). This is why teardown-rebuilds in AE come out of the ground on fill or stem walls.
How to check a specific address
Zone boundaries run down the middle of streets and sometimes through parcels, so a city- or neighborhood-level answer is not enough — the designation that matters is the one on the FEMA panel covering your lot.
